Which towns make up the Treasure Valley?
The Treasure Valley centers on Boise and spreads across Ada and Canyon counties: Boise, Meridian, Eagle, Star, Kuna, Nampa, Caldwell, Middleton, Emmett, and Marsing. Each town runs its own schools and its own market, so the town guides on this site cover them one by one.
What is it like living in Middleton?
Middleton is a small town with big momentum. It sits in Canyon County, about 20 miles northwest of downtown Boise, and has grown from roughly 7,000 residents in 2010 to more than 13,000 today, a 37.31% jump since 2020. Residents get a genuine small-town feel with strong schools, newer housing, and easy access to the rest of the Treasure Valley. The city maintains parks including Lake Harlow Park, Thurston Park, and Picadilly Park, and Lake Lowell is just minutes away for boating, fishing, and wildlife watching at the Deer Flat National Wildlife Refuge.
How far is Middleton from Boise?
Middleton is about 20 miles northwest of downtown Boise, roughly 25 minutes by car depending on traffic. That puts Boise's jobs, airport, dining, and entertainment within easy reach while keeping Middleton's quieter pace of life.
What is the weather like in Middleton?
Idaho's high desert climate means four distinct seasons with plenty of sunshine, about 206 sunny days a year. Summer highs average around 91 degrees, winter lows around 22 degrees, and the shoulder seasons are spectacular. The dry climate keeps outdoor living comfortable for most of the year.
What is there to do outdoors?
Quite a lot. Lake Lowell offers boating, fishing for bass, crappie, and perch, and shoreline walks, while the Deer Flat National Wildlife Refuge is a top spot for birdwatching and hiking. The Boise River is nearby for kayaking and fly fishing, the Payette River offers whitewater about 45 minutes west, and Bogus Basin ski area is less than an hour away for winter sports. In town, the city maintains several parks, and the Boise River Greenbelt is a short drive for walking and biking.
How are the schools in Middleton?
The Middleton School District is one of the strongest in Canyon County: it is rated in the top 50% nationally, earns a B+ on Niche, ranks #2 among Canyon County districts, and posts an 89% graduation rate. Middleton High School serves roughly 1,392 students in grades 9-12, Middleton Middle School enrolls about 1,018 students in grades 6-8, and elementary campuses include Heights, Mill Creek, and Purple Sage. The district has kept pace with the city's growth through new construction and staffing.
How does the home buying process work?
The process follows a familiar shape: get pre-approved with a lender, define your must-haves, tour neighborhoods and homes, make an offer, complete the inspections and appraisal, then close. In a typical transaction, plan for roughly 30 to 45 days between an accepted offer and closing, with the search itself taking as long as you need. For the full walkthrough, see the step-by-step buyer's guide.
Read the buyer's guideDo I need a local buyer's agent?
It is strongly recommended. A local agent brings knowledge that listings alone cannot: which neighborhoods fit your lifestyle, which school boundaries matter, how new construction compares to resale, and what a fair price really is in the current market. In a typical transaction the buyer's agent is compensated through the seller's side of the deal, so working with your own agent usually does not add to your out-of-pocket costs. What is the housing market like right now?
Middleton's median sale price is $471K, with homes ranging from roughly $400K to $1.3M depending on neighborhood and property type. The market has cooled from the rapid appreciation of 2021-2022 into a more balanced market, and significant new construction has expanded buyer options. Well-priced homes in desirable neighborhoods still sell, which makes correct pricing and local guidance more important than ever.
Read the market updateWhat neighborhoods should I consider?
It depends on what you are after. The Meadows at West Highlands offers master-planned living with modern craftsman homes, Stone Haven is brand-new construction with quality finishes, West Highlands Ranch delivers space and mountain views, and River Walk sits near the Boise River with trail access. Each has its own price range and character, and a local agent can match you to the right fit.
Explore the neighborhoodsIs there a farmers market near Middleton?
Yes. The Boise Farmers Market runs Saturdays from 9 am to 1 pm at 1500 Shoreline Drive through the end of October, then moves to its winter home at the Idaho Botanical Garden starting in early November, running Saturdays through mid-December. The Nampa Farmers Market keeps its Saturday run going through November, and farm stands around the Treasure Valley sell seasonal produce, apples, pumpkins, and fresh-pressed cider through the fall.
I'm moving from out of state. What should I know?
Start with the research you can do from home: school ratings, market data, and neighborhood profiles, all of which are on this site. Then get pre-approved so you are ready to move quickly once you arrive. A local agent can handle the transition from virtual tours to closing day, including neighborhood matching and school boundary questions. Many relocators find that Middleton offers bigger homes, newer construction, and more land than comparable Boise neighborhoods at the same price point, which is why the town has grown so fast.
